Executive summary
The Loma Campana Logistics Hub is a planned logistics park at the operational epicentre of Vaca Muerta: 20.79 hectares on Provincial Route 17, less than 1,000 metres from the new By Pass roundabout, 7 km from Añelo, facing YPF's Regional Management office and Crude Treatment Plant at Loma Campana, on the road to Rincón de los Sauces and within the TBSA Energy District macro-project.
The site is under works — clearing, levelling and the opening of primary and perimeter roads are in execution, with water available — and Phase 1 is now open: the first lots of a 21-unit master plan ranging from 5,900 to 16,500 m², with frontages of 37 to 96 linear metres, released by order of reservation.
It is designed both for operators needing their own base or a foothold in the basin, and for investors looking to develop warehousing for lease in an area of high demand, where the supply of professional logistics space is scarce and expensive.
The development advances in phases and prices track the progress of the infrastructure. Entering now, with works under way and Phase 1 just released, means entering at the lowest point of the project's value curve: every construction milestone completed feeds through to the price of the land.
Why here
- Direct frontage on RP 17 and metres from the new By Pass roundabout, the basin's new circulation axis, with direct access to Neuquén and Rincón.
- Inside the TBSA Energy District, a macro-project of more than 1,000 hectares under development.
- Less than 15 km from the blocks that concentrate close to 50% of Vaca Muerta's current production.
- Loma Campana aerodrome and the head of the Norpatagónico railway within a 3 km radius.
Why now
- Phase 1 launch pricing: values rise as the infrastructure advances.
- Works under way: clearing, levelling and the opening of primary and perimeter roads in execution, with water available on site.
- Outside the urban boundary of Añelo: title deeds issued directly by the owner trust, under a provincial administrative scheme that simplifies the conveyancing.
- Installed and growing demand against an almost nil supply of formal logistics land within the operational radius.
